Our experts offer both project and construction management…but what is the difference between the two? Let’s take a look…

Project Management

A project manager comes on board at the very beginning of a building project and they are responsible for the management of all facets of the build. They play a role in planning, building site selection, analysis of selected building sites, design of the project, contacting suppliers, implementation of sustainable construction concepts, obtaining supplies, actual construction, and any other aspects of the build.

Scheduling and budget are a big part of project management. It’s up to your project manager to schedule every point of your project so that you don’t stray from the projected timeline for completion. This means that they are responsible for coordinating the schedules of suppliers, installation experts, utility workers, construction crew members, etc. to ensure that everything falls exactly into place for each element of the build.

Hiring an experienced project manager is crucial to staying on track with your budget, but it’s also important to prevent underhandedness. Based on your project, an experienced project manager can identify inflated costs and unnecessary charges that may be added to your bill by contractors and suppliers in an effort to overcharge for their services.

Your project manager is the center of the hub of your project, they serve as your eyes and ears on-site and have enough knowledge of your project that they are able to make time-sensitive decisions that you would make yourself if you are out of contact.

Construction Management

As opposed to your project manager, your construction manager is responsible for overseeing only the construction aspect of your project. This lower level of authority over the project means that should you have a project manager and construction manager on your team, the construction manager will be overseen by the project manager. Although a construction manager has less responsibility than your project manager, they still play an important role in your build.

Where a project manager has a wide and general knowledge of all aspects of the pre-construction, construction, and post-construction process, a construction manager has a focus on those aspects of the build that pertain only to physical construction. This also means that your construction manager may have more specialized knowledge that can be implemented in the building phase of your project. For example, based on their previous work, they may be able to suggest a work-around for an unexpected construction issue that arises during construction.

The most significant role of your construction manager, however, is management of the construction personnel and supplies. They must ensure that personnel are where they should be when they should be, that supplies are delivered on time, that construction workers have access to the materials and safety gear that they need, and that any resources delivered are used as planned.

Do You Need Both a Project Manager and a Construction Manager?

Having the overall knowledge of a project manager helps to maintain cohesiveness in a project while a construction manager is necessary to oversee construction with their knowledge of electric work, plumbing, general construction, etc. It’s not only about the variety of skills that each type of management provides, though. Having both of these management types also helps to maintain order and stay on schedule by creating two points of accountability for suppliers and contractors. Lastly, as the saying goes “two heads are better than one”. Should your construction manager overlook something or fail to notice something during the construction process, you have a second pair of eyes that can catch that “something” so that it doesn’t create complications or delays.
