Moline Riverbend Commons

Three Corners, as the developer and it’s designer, Holabird and Root, have Master Planned Riverbend Commons as an urban high-density mixed-use education-based neighborhood to take advantage of its immediate proximity to Western Illinois University-Quad Cities and the Mississippi River. Madison Construction as construction manager is working hand-in-hand with both the developer and architect to ensure it meets within the financial parameters and schedule outlined within the long-term plans of the site. Madison is responsible for ensuring any building work that is carried out is in accordance with local, national and industry laws and regulations. Riverbend Commons is envisioned to encompass 1,000 beds of student housing, 150 units of market-rate housing, and 120,000 square feet of commercial and retail spaces within a University Living Learning context. Riverbend Commons is submitted to be the first LEED Neighborhood Development in the IA-IL MSWA.

The following illustrates the planned phases:
Phase I — Student housing, grocery store, pharmacy/drugstore, combination of retail, restaurant and entertainment tenants.
Phase II —Student apartments, an educational administration building, casual dining restaurants and retail.
Phase III — Housing, a movie theater, a retail clothing store and a fast food restaurant.
